What is an EPC

An Energy Performance Certificate (EPC) provides an energy efficiency rating in relation to a property's running costs. The energy efficiency rating will take into account the potential energy performance of the property itself (the fabric) and it's services. New builds will require a SAP calculation to be undertaken as part of the requirement under Section 6 (Energy) of the Scottish Building Regulations whereas existing buildings can be assessed under rdSAP.

What information is required (New Builds)

New build assessments can be done without a site visit using full warrant drawings (preferably in CAD format.) The data will then be entered and we will advise what is required in order to achieve compliance.

When this process is completed we will issue a series of reports which can be passed on to building control and construction can then begin.

After Construction

Once the construction of the building is complete a second assessment will be undertaken to ensure any deviations from the 'design stage' calculation are modelled and to check compliance has been achieved.

At this point the energy assessor will then be able to complete the EPC for the building.

What information is required (Existing)

A site visit is required to obtain all the necessary information which includes:

  • The property type (i.e. flat, bungalow, detached or semi-detached)

  • The age of the property

  • The dimensions and number of floors/storeys

  • Amount and type of glazing

  • Material used to build the property (block, timber frame etc)

  • Insulation levels

  • Heating systems and fuel used

  • New technologies

After assessment, an EPC can be produced and is valid for 10 years.
